I’m back to share more insights on interest rates, housing projections and our local market. Of course, I’m not a financial advisor or lending professional, so as always consult with the appropriate professionals.

Where’s that crystal ball? There does seem to be agreement that in 2024 the Fed will begin to cut rates. The question is when and how aggressively.

USA Today recently wrote that future markets predict four to five quarter point rate cuts in 2024. However, others anticipate that only two will happen. When it will happen is also in debate. While some believe early spring, a recent CNBC Survey indicates mid-year. Prime Lending also forecasted that they believe it will be later in 2024 unless the Fed thinks the economy has drastically weakened and it needs to cut rates to stimulate the economy. So, how does this translate to you and what is new in your neck of the woods? Take a look at the year-over-year comparison specifically for the Branson market from our Southwest Missouri Board of Realtors (SOMO) multi-list system. There is a decrease in the number of listings for residential and condos. Properties that sold resulted in an increase of the average sale price from 2022 to 2023 from 2% to 3%.

Again, once Buyers see a decrease in interest rates, it’s projected that the pent-up demand will continue to increase the purchase price. She anticipates that Buyers will start trickling back in due to a more favorable market, but will face other hurdles such as increased competition in a limited market, therefore finding a home to buy. Hello Friends, I would like to share information provided by one of our local Lenders and talk to you about some projections that I’m hearing. Of course, I am not a financial advisor or lending professional, so as always consult with your appropriate professionals.

We would all love to have insight into the future. Right? The National Association of Realtors released an article by Jessica Lautz, deputy chief economist with the NAR anticipating that rates will slowly be cut in the later part of 2024. The expectation is that there will be a pent-up demand for properties in a market with lower inventory. Partnering with the right Lender programs can make the difference in the affordability for Buyers and possibly shorter days on market with quicker close for Sellers. Sellers who are willing to provide Seller’s Concessions in the way of a Buy Down will reduce the Buyer’s mortgage payment until the Buyer can refinance. Depending upon the specific Lender’s program and your down payment, it could translate into payments up to $500 less a month for the Buyer with reasonable concessions from the Seller.

It is increasingly more important to find the right Real Estate Agent to help Seller’s and Buyer’s navigate through this changing market. Are Buy Down’s necessary to move your property and what is the appropriate pricing strategy? Does the Buyer need to shop Lenders and negotiate Buy Down’s to improve their purchasing power and what does that look like? Should you wait to sell your property and should you wait to buy? There is no perfect answer. It depends. Most suggest that residential Buyers should buy now once they find the right property with the best available terms. Refinance later to hedge the anticipated increase in home prices.

They would likely share it is their favorite home near Branson.

If you want to keep low energy costs and low utilities with a smaller home but in a newer development Oakwood Estates is the answer.  There is no HOA as of 2023, but you do have to follow the recorded declarations.
